Embarc was hired by Cabot Cabot + Forbes as the Interior Architect and Designer to create the design concept for the 111 condominium units and all amenity spaces within the building, all while maintaining a strict focus on budget management without compromising on high-quality design. In addition to this, Embarc was responsible for the design and procurement of Furniture, Fixtures, and Equipment (FF&E) for the Sales Gallery and Amenity Spaces.

Buyers were offered the choice of two neutral color palettes for their units, which are sunlit and feature large windows, and Embarc ensured that these choices were not only aesthetically pleasing but also cost-effective. Along with 7,550 SF of luxury amenity spaces that are distributed throughout the building on four separate floors, the team repurposed Sales Gallery appliances and fixtures, as well as 98% of the furnishings, into the main condo building. This resourceful approach helped manage costs effectively while maintaining design integrity.

On the ground floor, Embarc incorporated a hospitality center behind the reception area, along with the work lounge, conference rooms, mail, package, and pet spa, all executed within the established budgetary constraints. The second-floor fitness center with an in-house sauna provided an excellent view of the neighborhood and activated the building’s facade with engaging activities, all completed within the predefined financial parameters. The third floor was designed to include the library lounge and kitchenette, providing direct access to the exterior at-grade patio. Finally, the sixth-floor sky lounge and bar were carefully planned to incorporate a full kitchen, a private dining room, and a game room, all while staying within the project’s financial objectives. Embarc’s approach seamlessly blended high-quality, aesthetically pleasing design with cost-effective solutions, demonstrating their commitment to managing budgets while delivering exceptional results.
